Ustad Renovation Works was set up in 2016 by Ghulam Rasool, a carpenter with thirty years on Lahore sites. Customers kept asking why one mistri charges double another, so we started publishing our rates. The list below is what we charge, and any extra work is agreed in writing before it starts.
- Site visit and brief. Our engineer visits the plot or house, takes measurements and listens to what you want.
- Design and estimate. You get drawings or renders with a detailed BOQ, so you know where every rupee goes.
- Build with updates. Work starts on an agreed schedule, with weekly photos and a site supervisor you can call.

Questions, answered.
What does the per square foot rate include?
Labour, material, supervision and site cleaning as listed in the BOQ. Society fees, electricity connection and furniture are not included unless written.
How long does a 5 marla house take?
Grey structure takes around 4 to 5 months and complete construction 9 to 11 months, depending on approvals and weather.
Do you handle LDA or society approvals?
Yes, we prepare the drawings and submit the file. Approval time depends on the authority, usually 3 to 6 weeks.
How do payments work?
Payments are linked to stages: foundation, plinth, each slab, finishing. You pay after the stage is done and you have checked it.
Can I supply my own material?
You can. We will adjust the rate and our engineer will check the material before use, so we can still give a warranty.
Do you work for overseas Pakistanis?
Many of our clients live abroad. You get weekly photo and video updates and a monthly cost statement on WhatsApp and email.
