Questions, answered.
What does the per square foot rate include?
Labour, material, supervision and site cleaning as listed in the BOQ. Society fees, electricity connection and furniture are not included unless written.
How long does a 5 marla house take?
Grey structure takes around 4 to 5 months and complete construction 9 to 11 months, depending on approvals and weather.
Do you handle LDA or society approvals?
Yes, we prepare the drawings and submit the file. Approval time depends on the authority, usually 3 to 6 weeks.
How do payments work?
Payments are linked to stages: foundation, plinth, each slab, finishing. You pay after the stage is done and you have checked it.
Can I supply my own material?
You can. We will adjust the rate and our engineer will check the material before use, so we can still give a warranty.
Do you work for overseas Pakistanis?
Many of our clients live abroad. You get weekly photo and video updates and a monthly cost statement on WhatsApp and email.
Is the site visit free?
Yes, within Lahore. Our engineer measures, discusses your needs and you get a written estimate within three working days.
What if the price of steel or cement goes up mid-project?
Fixed-rate contracts stay fixed. On open-rate contracts we share the market invoice and adjust only that item.
